Kirby Street, London
Located at 20-24 Kirby Street in London, the project involved the complete renovation and extension of a 35,000 sq. ft. ‘Grade A’ office building, with a project value of approximately £3 million. Our role as the contractor’s consulting engineer included a comprehensive design of the mechanical, electrical, and public health (MEP) services. We were responsible for producing detailed drawings, specifications, and equipment schedules, all aimed at meeting the ambitious sustainability targets of BREEAM ‘Outstanding’ and an EPC ‘A’ rating.
One of the main challenges we faced was coordinating the new services with the existing building structure while maintaining the client’s aesthetic vision. Using 3D Revit design software, we developed a fully coordinated exposed services scheme, ensuring precise placement of service penetrations through the existing structure without compromising fire protection or the architectural design intent. Our close collaboration with the client’s design and sustainability consultants enabled us to meet all key objectives.
The project was completed on time with the successful delivery of a detailed RIBA Stage 4 design. The end result was a top-tier, energy-efficient office space that aligns with the high environmental and operational standards set for the building.
